Getting Started

How long does it take to set up Doorstep?
Most landlords have their first property added and a tenant invited in under 30 minutes. Manual property entry takes about 5 minutes per unit; tenant invitations send instantly via email.
Do I need to install anything?
No. Doorstep is a web app — it works in any modern browser on any device. There’s no mobile app to install (the web app is mobile-friendly).
Can I import data from my old property management software?
Not yet — properties and tenants are entered manually. A 10-unit portfolio takes about an hour total to set up.
What if I only have one rental unit — is Doorstep overkill?
No. The Starter tier is built for 1–10 units. Features that bring serious overhead (broadcasts, contractor management, multi-LLC) sit there if you grow into them without getting in the way if you don’t.

Features

What makes Doorstep different from Buildium / AppFolio / Avail?
Doorstep is the only platform that helps you find what to buy next, not just manage what you own. The prospecting workstream (AI listing extractor, multi-scenario underwriting, HUD FMR validation) lives alongside the operating tools, so deal flow and portfolio management share one account.
Does Doorstep help me find new properties to buy?
Yes — see above. Paste any listing description, the AI extracts the deal, and you get cap rate, cash-on-cash, IRR, and break-even calculations in seconds. Convert won deals to managed properties with one click.
Can my contractors use Doorstep?
Contractors don’t need a Doorstep account. When you assign a maintenance ticket, Doorstep sends them a magic-link email — they confirm, schedule, or decline directly from the email without signing up.
Does Doorstep handle multi-LLC structures?
Yes. One Doorstep account, multiple owning entities (LLCs, individuals, trusts, corporations, partnerships). Each property is owned by exactly one entity, and reporting respects the liability separation.
How does the AI listing extractor work?
Paste any listing description — Zillow, MLS, broker email, whatever — into the prospecting flow. Doorstep’s AI extracts purchase price, beds/baths, square footage, year built, lot size, and property type in seconds. You verify and edit before saving.
Can I broadcast announcements to all my tenants at once?
Yes. The broadcast composer fans one message to every tenant at a property, in a specific unit, or on an active lease. Each recipient gets it in their own thread with you (no group chat — just one announcement landing in N individual conversations).

Tenant Experience

Do my tenants have to pay to use Doorstep?
No. The tenant portal is free for tenants forever. No fees, no premium tiers, no in-app purchases.
How do tenants pay rent? Do you handle the money?
Tenants mark their rent as sent via Zelle / Venmo / Chime / Check / ACH / etc., you confirm receipt in Doorstep, and we track the audit trail. We’re not a payment processor in v1 — money moves through your existing channels.
Can roommates split rent on Doorstep?
Multiple tenants can share a lease with shared visibility (each sees the lease and can submit maintenance). Rent splitting and roommate cover-each-other features are on the roadmap but not built yet.
What happens to a tenant's account when they move out?
Their account stays — they can still log in to see historical payments, lease docs, and messages with you. Past-lease tenants can still message you (useful for security-deposit follow-up).

Pricing & Billing

How much does Doorstep cost?
Per-unit pricing scales down with portfolio size: Starter tier (1–10 units), Growth tier (11–20 units), Scale tier (21+ units). All features included on every tier. Current pricing is being finalized — reach out to info@doorstepproperty.com. See the pricing page for the full breakdown.
Are there setup fees or long-term contracts?
No setup fees. Monthly billing. Cancel anytime.

Data & Privacy

Where does my data live, and who can see it?
Your data lives in our database (Postgres) and our file storage (Vercel Blob). Tenants only see data on their own leases. Landlords only see data on their own accounts. We use Clerk for authentication, Resend for email, and a small set of other third-party services — see our Privacy Policy for the full list and details.
